Phu Quoc is Building Many More Hotel Rooms for a Regional Summit. Some Could Struggle Afterwards

The Vietnamese resort island of Phu Quoc is experiencing a significant expansion in hotel capacity as developers prepare for the Asia-Pacific Economic Cooperation summit scheduled for November 2027. Peak-season occupancy rates have exceeded 90%, prompting major hotel operators to commit substantial investments to the destination.

Sun Group is leading the development push with its Ruby Beach hotel complex at Bai Dat Do in the island’s south. The first phase of this project comprises 17 towers containing more than 7,000 rooms, featuring international hotel brands such as Marriott International. Subsequent phases of the development could eventually expand the complex to nearly 20,000 rooms in total.

Marriott and Sun Group formalized their partnership through a framework agreement signed in the previous month to explore additional hotel ventures across Phu Quoc, Da Nang, and other Vietnamese destinations. This partnership builds upon an earlier understanding reached in March for 10 hotels and resorts totaling nearly 4,500 rooms distributed between Phu Quoc and Vung Tau, with openings planned between 2026 and 2030.

Industry analysts have noted that maintaining current occupancy rates will require substantial sustained growth. According to CBRE, room-night demand must increase approximately 10% annually through 2030 merely to preserve existing occupancy levels. The challenge facing operators is whether the momentum from the APEC summit will continue beyond that event, as demand could potentially soften after the conference concludes.
