Centara Hotels & Resorts, a Thai hotel operator owned by the Central Group retail conglomerate, is pursuing a new growth strategy centered on partnerships with large property investors. The company aims to double its size while maintaining a leaner balance sheet through this approach, according to Chief Operating Officer Michael Henssler.
Under the asset-light model, Centara would manage hotels owned by external investors rather than financing property acquisitions itself. This shift represents a departure from traditional expansion methods and allows the company to expand its footprint without proportional increases in capital expenditures.
Centara operates multiple brands catering to different market segments, ranging from luxury properties under the Centara Reserve and Centara Grand banners to more accessible offerings through its Centara and Centara Life brands. The company currently operates 52 hotels as of August, comprising 23 owned or jointly-held properties and 29 managed properties. Additionally, 41 properties are in active development stages.
The company’s geographic reach extends beyond its Thailand home market into the Maldives, Japan, and the Middle East. Henssler indicated that the company views current market conditions, particularly distress in the Gulf region, as presenting potential acquisition opportunities that could support the partnership-based growth strategy.
The viability of Centara’s expansion approach depends on its ability to compete effectively against established global hotel brands when pursuing large multi-property portfolios from institutional investors.
